Grand Rapids is where Northern Minnesota concentrates its services: the Grand Itasca hospital, the county's biggest school district, real grocery stores, and an actual coffee-shop downtown along the Mississippi. It's the default landing spot for relocators, and its housing market behaves accordingly, with the deepest inventory in the county and the firmest prices.
The town itself splits into distinct pockets: older character homes near downtown, newer construction on the edges, and the premium tier out on Pokegama Lake. I live here and sell here every month. The honest downside: you pay for convenience. Comparable houses run meaningfully cheaper ten minutes out in Coleraine or Bovey. Whether that trade is worth it depends on how much you value walking distance over a short drive.
